A world-class mountain town — home to two of America’s largest ski resorts, the Sundance Film Festival, and one of the most prestigious real estate markets in the Mountain West.
Park City sits high in the Wasatch Mountains in Summit County, accessible from Salt Lake City via Parley’s Canyon and I-80 in roughly 35 minutes. Founded in the 1860s as a silver mining town and once one of the wealthiest mining districts in America, the city’s transition from mining bust to ski industry boom is one of the most successful reinventions of any small town in the West. Today Park City is home to Park City Mountain Resort (the largest ski resort in the United States by skiable acreage) and Deer Valley Resort (regularly ranked among the top resorts in North America), hosts the annual Sundance Film Festival every January (drawing tens of thousands of visitors), and was a major venue for the 2002 Winter Olympics — a role it’ll reprise for the awarded 2034 Games.
The Park City real estate market is one of the most exclusive and complex in Utah. Old Town Park City — the historic mining-era core along Main Street and along the steep streets climbing the hillsides — offers preserved Victorian and miner’s homes commanding extraordinary prices for their character, walkability, and ski-in/ski-out proximity. Deer Valley estates and the Empire Pass area produce some of the highest-priced residential real estate in the entire Mountain West, with custom mountain homes and luxury condos commanding tens of millions. The Canyons Village and Newpark area along the Park City Mountain side offers more accessible (relatively speaking) condo and townhome options. Heber Valley overflow into nearby Snyderville Basin, Jeremy Ranch, and Pinebrook offers slightly more accessible price points for primary-residence buyers. Park City’s real estate dynamics are driven heavily by national and international second-home buyers, ski-in/ski-out premiums, and the dramatic appreciation that’s followed every Olympic cycle and Sundance moment over the past three decades.
Beyond skiing and film, Park City offers a year-round outdoor and cultural calendar that few small mountain towns can match. The 400+ miles of mountain biking and hiking trails make Park City a serious summer destination — the city was the first IMBA Gold-Level Ride Center in the country. The Utah Olympic Park hosts year-round athletic training, bobsled rides, and ski jump exhibitions. The Park City Historic Main Street with its art galleries, restaurants, and preserved 1880s architecture remains the cultural heart. Schools fall under the Park City School District, which is one of the highest-performing in Utah and a major draw for full-time residents. With direct I-80 access, the Heber Valley to the south, and the Wasatch Back’s open recreational corridors, Park City is uniquely positioned as both a world-class destination and a defining premium residential market on the eastern edge of the Wasatch Front.
