Salt Lake County · Wasatch Front · 84117, 84121, 84124
An affluent east-bench community with the oldest pioneer settlement in Salt Lake County — defined by mature neighborhoods, the Holladay Village downtown, and one of the most consistently desirable real estate markets on the Wasatch Front.
Holladay sits on the east bench of the Salt Lake Valley, bordered by Millcreek to the north, Cottonwood Heights to the south, and the Wasatch foothills to the east. Founded in 1847 by Mormon pioneer John Holladay just months after the original settlement of Salt Lake City, it’s the oldest established community in Salt Lake County — older even than Salt Lake City’s outlying neighborhoods. Despite that long history, the city itself didn’t formally incorporate until 1999, having grown organically as a township for more than 150 years. Today Holladay has a population near 31,000 and a reputation as one of the most established, most desirable, and most expensive residential markets on the entire Wasatch Front.
The Holladay real estate market is one of the most coveted in the state. Established neighborhoods around Cottonwood Lane, the Olympus Cove area, and the Walker Lane corridor offer mid-century modern, ranch, and Craftsman homes on large lots with mature landscaping — the kind of established residential character that simply doesn’t exist in newer Wasatch Front cities. The east bench toward Mount Olympus produces some of the highest-priced homes in Salt Lake County, with custom builds and renovated estates commanding premium values for their views, lot sizes, and proximity to Big Cottonwood Canyon. Median home values consistently rank among the highest in the state, and quality inventory in the top school zones moves quickly. Skyline High School (Granite School District) is one of Utah’s most academically respected public high schools and a major draw for relocating families willing to pay for the Holladay address.
Beyond housing, Holladay is anchored by its distinctive Holladay Village commercial district at the intersection of Highland Drive and 4800 South — a walkable downtown of locally-owned restaurants, boutiques, and cafes that has become one of the most authentic small-town centers on the east side of the valley. Major employers include the city’s medical and professional services corridor along Highland Drive. Cottonwood Mall site — demolished in 2008 and now the under-construction Holladay Hills mixed-use redevelopment — will reshape the city’s commercial profile substantially over the next decade. For recreation, Holladay is exceptionally well-positioned: Big Cottonwood Canyon is ten minutes south, the Bonneville Shoreline Trail runs along the bench, and the city’s mature parks and tree-canopy streets make Holladay one of the most walkable and bikeable east-side communities. The combination of established neighborhoods, top schools, walkable downtown, and canyon access makes Holladay one of the defining premium addresses of the Salt Lake Valley.
