“A Little Bit of Country” — a small Utah County city tucked between Orem and Pleasant Grove at the foot of Mount Timpanogos, with established neighborhoods, large lots, and a distinctive rural-meets-suburban character.
Lindon sits in central Utah County, sandwiched between Orem to the south, Pleasant Grove to the north, and the foothills of Mount Timpanogos to the east. Settled in the 1850s and known originally as North Union before adopting its current name in 1901 (after the linden trees planted around the area), Lindon was a quiet farming and orchard community for more than a century before the Utah County population growth of the 1980s and beyond brought modern subdivisions to its boundaries. Today the population is around 12,000, and Lindon has worked hard to preserve the rural-tinted, large-lot character that earned its long-running “A Little Bit of Country” tagline — even as the city has become tightly woven into the broader Provo-Orem-Lehi metro fabric.
The Lindon real estate market reflects that distinctive character. Established neighborhoods around Center Street, the Lindon City Park, and the original pioneer grid offer character homes on larger lots than what’s typical in neighboring cities — some properties still maintain horse rights, fruit trees, and quarter-acre or larger lots that have largely disappeared from comparable Utah County markets. The east-side neighborhoods climbing toward the Timpanogos foothills provide view properties with custom homes and larger lots commanding premium prices. Newer construction continues in pockets throughout the city, particularly along the State Street and 800 North corridors. With Silicon Slopes a quick drive north on I-15, the BYU and UVU campuses to the south, and the city’s distinctive lifestyle character, Lindon has become a quiet but consistent landing spot for tech professionals, growing families, and households seeking the rural feel within reach of central Utah Valley amenities.
Beyond housing, Lindon punches well above its weight commercially. The State Street corridor through the city is one of the busiest commercial spines in northern Utah County, with auto dealerships, retail centers, restaurants, and the Megaplex Theatres at The District serving as regional draws. Major employers and commercial operations along 700 North and 800 North round out a strong employment base relative to the city’s small residential footprint. For recreation, the Lindon Aquatics Center, Lindon City Park, and direct access to American Fork Canyon and the Mount Timpanogos trail system provide year-round outdoor amenities. Schools fall under the Alpine School District, with Lindon Elementary and Oak Canyon Junior High serving the city, and Pleasant Grove High and Mountain View High serving as the district secondary schools for Lindon students. With direct I-15 access, proximity to both Provo-Orem and the Lehi tech corridor, and its preserved rural-suburban character, Lindon is one of the most distinctive small cities on the Wasatch Front.
