Eagle Mountain spreads across the Cedar Valley west of Utah Lake, sharing borders with Saratoga Springs to the east and Tooele County to the west. By land area, it’s one of the largest cities in Utah — nearly 50 square miles — and by growth rate, it’s been the fastest-growing city in the state for several consecutive years. Incorporated in 1996 from open ranchland and undeveloped Cedar Valley terrain, the city’s population has grown from a few hundred residents at incorporation to more than 50,000 today, with continued buildout projected to push that number significantly higher over the next decade.

The Eagle Mountain real estate market is overwhelmingly defined by master-planned new construction and the city’s distinctive geography. Neighborhoods stretch across multiple distinct sub-areas: the Ranches at Eagle Mountain near the city’s eastern entrance, Hidden Hollow and Silver Lake further west, and the rapidly developing Sunset Flats and Overland communities reshaping the central valley. Home prices sit notably below comparable Utah County or Salt Lake County markets, with master-planned community amenities, modern floor plans, and larger lot sizes drawing relocating families, first-time buyers, and Silicon Slopes tech professionals priced out of Lehi and Saratoga Springs. The trade-off has historically been commute distance — Eagle Mountain to Silicon Slopes via Pony Express Parkway and Pioneer Crossing runs 25 to 35 minutes — but the value equation has consistently brought buyers in faster than developers can build.

Beyond housing, Eagle Mountain has become a serious regional employer in its own right thanks to the massive Meta (Facebook) data center campus that’s expanded continuously since opening in 2020. The data center has anchored a growing utility, services, and commercial base in the city. Outdoor recreation is exceptional — the Lake Mountains and Pony Express trail system offer hundreds of miles of mountain biking, hiking, and OHV access directly from city neighborhoods. The annual Eagle Mountain Pony Express Days festival celebrates the city’s heritage along the historic Pony Express trail. Schools fall under the Alpine School District, with Cedar Valley High School (opened 2019) serving the community. With Pony Express Parkway as the main east-west spine and ongoing infrastructure expansion, Eagle Mountain represents the western frontier of Wasatch Front growth — and one of the most active emerging real estate markets in the state.
