About Herriman

Herriman sits in the southwest corner of the Salt Lake Valley, pressed against the eastern slope of the Oquirrh Mountains and bordered by Riverton and South Jordan to the east, Bluffdale to the south, and the Oquirrhs to the west. Settled in the 1850s as a small ranching community along the Butterfield Canyon trail, Herriman stayed rural for nearly 150 years before exploding into one of Utah’s fastest-growing cities during the southwest valley boom of the 2000s and 2010s. Population has grown from a few thousand at incorporation to more than 60,000 today, with continued buildout reshaping the city’s western flank year after year.

The Herriman real estate market is overwhelmingly defined by master-planned new construction and the dramatic Oquirrh Mountain backdrop. Rosecrest, Anthem, Mustang Trail, and Juniper Crest are some of the major master-planned communities that have shaped the city’s residential character — each offering modern floor plans, neighborhood amenities, walking trails, and view properties along the Oquirrh foothills. Herriman Towne Center has emerged as the city’s commercial and dining anchor. Compared to Sandy or Cottonwood Heights to the east, Herriman delivers more home, larger lots, and views you simply cannot find on the central east bench — with the trade-off being a longer commute to downtown Salt Lake. For families, Silicon Slopes commuters, and buyers prioritizing modern construction and outdoor access, Herriman has become one of the defining destinations of the southwest valley.

Beyond housing, Herriman has built a distinctive recreational and educational profile. Zions Bank Real Academy, the training home of Real Salt Lake and the Real Monarchs, anchors the city’s sports infrastructure with a stadium, training fields, and the academy’s residential program. Butterfield Canyon — a historic mining road climbing into the Oquirrhs — offers some of the best fall foliage drives on the Wasatch Front and access to Kennecott copper mine viewpoints. Blackridge Reservoir is a popular summer recreation spot. Schools fall under the Jordan School District, with Herriman High and the newer Mountain Ridge High serving the area — both established as strong academic and athletic programs. With the under-construction Mountain View Corridor providing direct northbound access and ongoing master-planned development continuing to reshape the western edge of the city, Herriman is one of the most active long-term growth markets on the Wasatch Front.
