About Bluffdale

Bluffdale sits at the southernmost edge of Salt Lake County, bordered by Riverton to the north, Herriman to the west, the Salt Lake/Utah County line and Lehi to the south, and Draper and the Jordan River to the east. Settled in 1886 by Mormon pioneers along the bluffs above the Jordan River, the city stayed rural and agricultural for more than a century, with horse properties, working farms, and large lots defining its character through the 20th century. That equestrian and large-lot identity is still visible throughout the city even as modern growth has dramatically reshaped its boundaries — population has grown from a few thousand at incorporation in 1978 to roughly 19,000 today, with continuing development pushing toward the Point of the Mountain.

The Bluffdale real estate market is one of the most varied on the Wasatch Front. Established equestrian neighborhoods along 14400 South and Camp Williams Road preserve the city’s horse-property tradition, with multi-acre lots, riding facilities, and rural character that’s increasingly rare in Salt Lake County. The Independence master-planned community along Bangerter Highway and the new neighborhoods spreading toward the Point of the Mountain offer modern construction, neighborhood amenities, and direct freeway access. The NSA Utah Data Center at Camp Williams — one of the largest government data centers in the country — sits at the city’s southwestern edge along with the Utah National Guard’s Camp Williams training facility, both major regional employers. The under-construction Mountain View Corridor extension and Point of the Mountain redevelopment will reshape the city’s profile substantially over the next decade. For recreation, Bluffdale’s location at the head of the Jordan River and its proximity to the Oquirrh foothills, Camp Williams’ open lands, and the Point of the Mountain (one of the world’s premier paragliding sites) provides some of the most distinctive outdoor access on the Wasatch Front. Schools fall under the Jordan School District, with Mountain Ridge High serving the community alongside Bluffdale Elementary and the new Salt Lake County schools serving the growing Independence area.
