West Valley City is the second-largest city in Utah and one of the youngest, having incorporated in 1980 from a collection of older townships including Granger, Hunter, Chesterfield, and Redwood. The real estate market here is one of the most accessible on the Wasatch Front. Established neighborhoods built through the 1970s and 80s offer some of the best entry-level pricing in Salt Lake County — a major draw for first-time buyers, families, and investors priced out of the east side. Newer development around Stonebridge, the Lake Park business district, and the redeveloping Fairbourne Station area near the Trax line offers more contemporary product. The under-construction West Valley/Magna corridor is one of the most active transit-oriented development zones in the state, with FrontRunner and Trax expansion driving long-term value increases.
Beyond housing, West Valley City punches well above its weight commercially. The Maverik Center hosts the Utah Grizzlies hockey team and major concert tours; USANA Amphitheatre is one of the largest outdoor venues in the Mountain West; the Hale Centre Theatre anchors a serious arts scene; and the Utah Cultural Celebration Center reflects the city’s commitment to its diverse population. The Granger-Hunter Improvement District, the Valley Fair Mall area, and the Redwood Road and 3500 South commercial corridors support thousands of local businesses. With direct I-215 access, FrontRunner stations, and proximity to the Salt Lake International Airport, West Valley is one of the most logistically connected cities in the state — a fact reflected in its role as a regional distribution and manufacturing center.
